About Our Live Local Act Consulting in Plantation
We help owners of multifamily rental properties claim the property tax exemption the Live Local Act allows for qualifying affordable units. One person on our side handles your file from the first eligibility question through the county filing and every renewal after it.

Why we run every file through one person
The Live Local Act exemption is not a single form. An owner needs a certification from the Florida Housing Finance Corporation, then a DR-504AFH application filed with the county property appraiser, then proof each year that the set-aside units still meet the income and rent limits. Each step has its own documents, its own reviewer and its own deadline.
When those steps get split among different people, details slip. A unit count on the FHFC submission doesn't match the rent roll sent to the county. A tenant's income certification expires between filings. Nobody notices until the appraiser asks a question in writing. We set up our work so one consultant owns the whole file and knows why each number is what it is.
That person is the one who answers when you call, prepares the applications, tracks the March 1 county deadline and coordinates with your property manager. You don't repeat your property's history to a new contact every time a question comes up.
How we work with owners and managers
Eligibility checked before paperwork
We start by looking at your unit count, your set-aside units and how current rents compare with the published limits. If the property doesn't qualify, or qualifies for less than you expected, we say so before anyone spends time assembling documents.
A written document list
You get a list of exactly what we need: rent rolls, lease terms, tenant income certifications and recorded ownership details. Each item notes which filing it supports, so your staff knows why it matters.
Numbers explained, not just entered
The exemption level depends on where each unit's tenants fall against area median income, with deeper benefits for units at lower income tiers. We show you how each unit was categorized and what that means for the savings estimate.
A calendar you can see
Certification, county filing and recertification dates go on one schedule we share with you. Income verifications that will expire before the next filing are flagged early, while there is still time to collect fresh paperwork.
Serving rental property owners across Broward County
Our office is in Plantation, and most meetings happen there or by phone and video. We work with owners and managers in Davie, Sunrise, Lauderhill, Tamarac, Fort Lauderdale, Pembroke Pines and nearby communities. Because applications go to the county property appraiser, one consultant who already knows that office's review process keeps your filing consistent from year to year. See our Services page for details on FHFC certification filing, county DR-504AFH filing and ongoing compliance support.

Start with a quick look at the numbers
On a short call, give us the number of set-aside units and what each one rents for. Your consultant compares those figures with the current income and rent limits and gives you a rough idea of the tax savings, at no charge.
