Live Local Act Consulting in Plantation and Nearby Cities

We prepare Live Local Act exemption filings for multifamily owners in Plantation and the surrounding Broward cities. One consultant takes your call, reviews your rent roll and unit mix, and stays on the file through FHFC certification and the county filing, so you never repeat your situation to someone new.

Cities we work in

Most of our clients own or are developing rental properties in Plantation, Sunrise, Davie, Lauderhill and Tamarac. We also take on filings in Lauderdale Lakes, Cooper City, Broadview Park, Roosevelt Gardens, Fort Lauderdale and Pembroke Pines. Meetings happen at our office or by phone and video, so the distance to your property does not change how we work or how easy it is to reach us.

Every one of those cities sits in Broward County, and that matters more than the city line. The county application goes to the same property appraiser whether your building is in Cooper City or Fort Lauderdale, and the same income limits apply countywide. The person handling your file carries what works on one property straight to the next, from how a certification letter should be paired with the county form to which supporting documents need to travel with it.

What applies across Broward County

  • One property appraiser, one form

The DR-504AFH goes to the Broward County Property Appraiser, not to a city office. A filing prepared correctly for a building in Plantation is prepared the same way for one in Sunrise or Pembroke Pines.

  • The January 1 snapshot

Florida exemptions are judged on how a property stands as of January 1. The leases, resident income certifications and rent amounts in place on that date drive eligibility, which is why we start reviewing your rent roll in the fall instead of late February.

  • The March 1 filing deadline

The county application is generally due March 1, and FHFC certification has to be in hand first. Its turnaround is outside our control, so we build your schedule backward from the deadline and tell you plainly where the file sits at each step.

  • Countywide income and rent limits

Income and rent limits are set at the county level from HUD figures. A unit counts toward the exemption only when the resident's income and the rent charged both fall under the limit for that unit's tier, so we check both numbers on every unit rather than one.

  • The exemption renews every year

Nothing carries forward on its own. Residents' incomes change and units turn over, so annual recertification has to show the set-aside still holds. Our ongoing compliance support keeps those records current between filings, and resident income verification is handled by the same consultant who knows your building.
