What happens on the first call
We start with the property itself: total unit count, how many units are set aside and at what income level, and the rents you charge on those units. Those three figures decide whether a development can qualify and which units count toward the exemption. If something looks off, like set-aside rents sitting above the limit for their income band, we tell you on that call rather than after an application goes in.
From there you get a free eligibility check and, if it makes sense, a free savings estimate based on your assessed value. You will not be passed between departments. One consultant tracks your FHFC certification, the March 1 DR-504AFH deadline with the county property appraiser and the annual recertification that follows. Developers and owners we have worked with include Coral Rock Development Group and Terra Group.
Have these on hand before you call
- A current rent roll showing unit numbers, bedroom counts and monthly rents.
- The parcel number or property address so we can pull the assessed value from the county.
- Any income certifications you already collect from residents in set-aside units.
- Prior exemption paperwork or FHFC correspondence, if the property has filed before.
